THE NEW BIRTH

THIS FOR ALL YOU MOTHERS (AND DADS) WHO HAVE PRAYED FOR THEIR CHILDREN

This is story number nine (out of fifty) from my book, My Walk with the Lord, www.selahbooks.com

Psalm 40. 1,2 “I waited patiently for the Lord; and he inclined unto me, and heard my cry. He brought me up also out of an horrible pit, out of the miry clay, and set my feet upon a rock, and established my goings.”

Christmas 1972 was my first Christmas away from home. I was in the Army stationed at Fort Leavenworth, Kansas. I received a package from Mama. As I opened it, I uncovered some fresh Georgia pecans, some homemade fruitcake, a bottle of fresh cane syrup, and a few other items. At the bottom of the box was a Bible. During that period of my life, I really didn’t have much to do with God and his ways.

During the following years, I would sometimes pick up that Bible and try to read…I sure didn’t understand much of what I was reading. All the begats got to me.

The years 1985 and 1986 were trying times for me. I was still in the Army and was having a great career when my family life fell apart. My wife walked out and left me with three small children. At first, I tried to put the blame on others when deep inside I knew I was to blame. I needed something but didn’t know what would ease my pain.

Well, I was brought up in church (Proverbs 22.6: “Train up a child in the way he should go; and when he is old, he will not depart from it.”) I figured I’d go to the local church for help. As I counseled with the pastor, he gave me a sheaf of papers I had to read and fill out, and then he would talk to me about becoming a member..I didn’t need that! I needed Jesus, but no one pointed me to Him.

On January 3, 1987, about 9:30 PM, I looked up on the bookshelf. There was that Bible my Mama had given me years ago. I pulled it down, dusted off the cover, and opened it up. The words of the Psalmist (Psalm 40. 1,2,) jumped off the pages and spoke to my heart. As tears poured down my cheeks, I said “God, if You are real, save me!” Immediately Jesus came, and I was born again and I knew it! I felt like I was being washed whiter than snow.

You see, I had been under conviction of the Holy Ghost for a long time. God rearranged the circumstances of my life to get my attention. Thank God for a Mama who thought enough of me to give me a Bible.

Matthew 11.28 “Come unto me, all ye that labour and are heavy laden, and I will give you rest.”

Since that day over 17 years ago, the Lord has used me greatly..in all kinds of ways…Parents, don’t give up on your children..Continue to pray for them

A Decatur Illinois lawfirm lost from a advocate in Carson California

The Supreme Court ruled that if an employer seeks to rely on that defense. The Supreme Court has previously recognized that the employer has the burden to establish the BFOQ affirmative defense. A lawyer from Culemborg won from a in Cheyenne Wyoming Knolls totaled those scores and gave the employees additional points based on their years of service. Twenty-eight of those 69 employees sued under the ADEA claiming Knolls illegally fired them because of their age. At the trial a jury found Knolls had violated the ADEA because its layoff procedure had a disparate impact based on age. In other words the ADEA permits employers to discriminate based on age considering age is legitimately necessary under the circumstances. It has the burden to prove that its decision was based on a reasonable factor other than age. In reaching its conclusion that the employer has the burden to prove the reasonable factors other than age defense the Supreme Court looked at another provision of the ADEA the bona fide occupational qualification defense. The company had its supervisors rate their subordinates based on their performance flexibility and critical skills. It then used those totals to decide who to lay off. Specifically the jury found that although the plaintiffs did not prove that Knolls intentionally discriminated against them they did prove that Knolls method of deciding who to lay off disproportionately harmed older workers. Thirty of the 36 salaried employees the company laid off were at least 36 years old. As long as the adverse action is based on reasonable factors other than age. The United States Court of Appeals for the Second Circuit initially affirmed the jurys findings but after the United States Supreme Court asked it to reconsider the Second Circuit reversed itself and ruled in favor of Knolls. The Supreme Court then agreed to hear the case and eventually reversed the Second Circuit and reinstated the jurys finding that Knolls policy unlawfully discriminated because of age. Even if the employment action is otherwise prohibited by the ADEA. In that case Meacham versus Knolls Atomic Power Laboratory the Supreme Court interpreted a provision of the ADEA that permits an employer to take an adverse employment action against an employee. For example it would not be illegal to consider criteria for a particular role in a movie that has a disparate impact on age if the part calls for someone of a particular age. In Meacham Knolls Atomic Power Laboratory was planning to lay off a number of employees. The BFOQ defense states that it is not unlawful for an employer to take adverse employment actions otherwise prohibited by the ADEA where age is a bona fide occupational qualification reasonably necessary to the normal operation of the particular business.

Hunter (Season 2) DVD Review

Nominated for three Emmys, Hunter stands out as one of the premiere action police dramas of the 1980s. Just as Tom Selleck’s on-camera charisma carried Magnum, P.I. through nine highly-rated seasons, Fred Dryer’s knack for drawing an audience to his unique persona carried an otherwise lackluster series through much of the decade. The brainchild of Frank Lupo, creator of The A-Team (1982) and writer for such hit series as Battlestar Galactica (1978), Magnum, P.I. (1980), and Walker, Texas Ranger (1993), Hunter is built on the clichéd concept of a rogue cop who breaks the rules and takes justice into his own hands. Dryer does well in his role as the Clint Eastwood of the small screen, yet the show’s writers give him little to work with in terms of a highly developed character and, as the seasons pass, the plot becomes quite formulaic. Nevertheless, Hunter is pure mind-numbing police chase entertainment with the added element of nostalgia for those who long for the 1980s when Hunter ruled along with The A-Team, Magnum, Miami Vice, and Knight Rider, and I for one loved those shows…!

Hunter follows the life of Los Angeles Police Department detective Sgt. Rick Hunter (Fred Dryer), a renegade cop whose family has ties to organized crime. This family tree, coupled with a penchant for getting his partners injured and a propensity to bend the rules, make Hunter an unpopular guy within the department. Only two officers will even agree to partner with him - Bernie Terwilliger (James Whitmore Jr.), who’s a total incompetent, and Dee Dee McCall (Stepfanie Kramer), a stunning brunette with a rebellious streak of her own (and also disliked by her colleagues). Together, Hunter and McCall are a perfect fit as partners, breaking up crime rings, solving murders, and dealing with internal problems such as irate captains. In seasons one and two, Hunter’s bosses are a thorn in his side. But both are soon replaced by Capt. Charles Devane (Charles Hallahan) who plays the role of Hunter’s by-the-book, yet generally amiable authority figure for the remainder of the series. Meanwhile, original Saturday Night Live cast member Garrett Morris plays a brilliant recurrent role as police informant Arnold “Sporty” James… Overall, Hunter is a solid and highly entertaining action/adventure police drama series, one indispensable to 1980s TV aficionados…

The Hunter (Season 2) DVD features a number of action-packed episodes including the season premiere “Case X” in which Dee Dee goes undercover as a prospective model when a modeling agent’s clients start turning up dead. When Hunter and Dee Dee discover that the modeling agent is sending his clients to a photographer who specializes in filming porn, the two get closer to discovering the true identity of the murderer… Other notable episodes from Season 2 include “The Big Fall” in which Hunter and Dee Dee must discover the identity of the murderer who killed the star witness under their protection or else risk being pinned with the rap themselves, and “Death Machine” in which Hunter and Dee Dee must investigate a series of underworld murders ordered by a jewel smuggler who was ripped off for over two million dollars by a pair of petty burglars…

Tremendous Value Dishwashers Online

When you are looking for a fantastic bargain on Dishwashers, shopping on the internet can be a marvellous method to not waste precious time and currency. If you’re tired of browsing around high street retail outlet after store looking for your brand spanking new dishwasher then why do you not hop on your PC and get on the world wide web and commence browsing.

You really should always buy your new appliance from options you really trust, but nevertheless, when presented with a big array of unknown firms on the net this may be difficult. A excellent tactic to avoid purchasing from poor quality stores is to buy with online stores which also possess a good quality high street presence. You really should furthermore be certain to properly scan the terms and conditions of all the websites you are pondering obtaining from.

Yet another additional method to tell apart a well respected on-line store When you are surveying the market for high quality dishwashers is to find out whether the store possess a dispassionate and informative shoppers guide. Doing this can often furthermore throw up a range of considerations you could not have considered if you were just shopping without help. The aforementioned can include; power usage, additional features and storage capacity among other considerations. Looking on untrustworthy websites for cheap dishwashers is a waste of your time.

Be aware of concealed costs - VAT and home delivery charges that are added on at the checkout could regularly transform that initial fabulous price that you found for your families dishwasher into something very unremarkable.

Some internet shops are faster than others - if the speed at which you obtain your families new dishwasher is simply not a concern then this will simply not bother you that much at all. Though, if you would rather not be manually scrubbing the pots and pans over Xmas then you will probably want to select a retailer who makes available guaranteed home delivery times.

Dishwashers can regularly look the business when they are in a showroom or on a site but end up disappointed when it reaches your families home. So be doubbly sure to check the returns policy of the web-site you’re ordering from.

A Worship Leader is a Spiritual Leader

This article is for worship leaders. And as such, I believe it needs to focus on leadership skills. It is my intent to do this from a Biblical perspective. The only prerequisite for leadership is you must have somebody follow you. I can be just one person or thousands. The definition is still the same - A leader must have someone following them.

Understand That You are a Spiritual Leader

But there is more to leadership than having people follow you. In the Body of Christ you are a not just a leader. You are a Spiritual Leader. Your leadership skills must be in alignment with spiritual ideals.

Spiritual Leader Defined…

A Leader is someone who is called by God with God given capacities and God given responsibility to serve a specific group of God’s people directing them in God’s purpose for that group to bring glory to God.

Now that is a powerful! Go back and read that again. As a matter of fact go ahead and memorize that statement. It is the basis for the rest of this article. It is an important statement that will help you understand your place as a worship leader.

Now what I want to do is break that statement down. There are six important points that I will cover with you. Let’s begin with the first point…

God’s Calling

1 Samuel 3: 8-17 And the LORD called Samuel again the third time. And he arose and went to Eli, and said, Here am I; for thou didst call me. And Eli perceived that the LORD had called the child. Therefore Eli said unto Samuel, Go, lie down: and it shall be, if he call thee, that thou shalt say, Speak, LORD; for thy servant heareth. So Samuel went and lay down in his place. And the LORD came, and stood, and called as at other times, Samuel, Samuel. Then Samuel answered, Speak; for thy servant heareth. And the LORD said to Samuel, Behold, I will do a thing in Israel, at which both the ears of every one that heareth it shall tingle. In that day I will perform against Eli all things which I have spoken concerning his house: when I begin, I will also make an end. For I have told him that I will judge his house for ever for the iniquity which he knoweth; because his sons made themselves vile, and he restrained them not. And therefore I have sworn unto the house of Eli, that the iniquity of Eli’s house shall not be purged with sacrifice nor offering for ever. And Samuel lay until the morning, and opened the doors of the house of the LORD. And Samuel feared to shew Eli the vision. Then Eli called Samuel, and said, Samuel, my son. And he answered, Here am I. And he said, What is the thing that the LORD hath said unto thee? I pray thee hide it not from me: God do so to thee, and more also, if thou hide any thing from me of all the things that he said unto thee.

The ministry is a calling from God to do His work. God’s works through His people. He equips them with the proper tools. Things like temperament, abilities, talents and Spiritual Gifts. I believe that every Christian has a specific call in their life to serve God in the ministry. Our focus is of course in the area of music and how that relates to the church. Along with the ability to perform music there needs to be a calling. Let me pose a question to you. Can someone with extreme musical talents not be called to lead a group of people in worship? Yes, it is possible for a talented musician or singer to not be called to become a worship leader. They could very well be called to another ministry. That is of course God’s decision and each individuals responsibility to do what God call them to do.

There are two types of people in the ministry. Those that are called by God to do His work. And those who are attempting to do God’s work yet are not called. Seems rather obvious. But it does happen on occasion that someone is assigned to do a task in the church without regard to any calling on that individual’s life. This usually happens when “The laborer are few”. It is important to note - Unless you are truly called you will be frustrated and discouraged. Your ministry will be ineffective.

How do you know you are called? That is an age-old question and it’s up to you to discover whether you are called or not. Just so you know - I believe that every Christian is called to ministry in one way or another. Each person has a place in the body. There is a perfect fit for every Christian believer. God has purpose for your life. It is you job to allow God to reveal it to you.

Make sure that God has actually called you into your ministry. A good indication of your call is found in your natural inclinations, abliities and attitudes. Which leads us to the next point…

God Given Capacity

Each of us is given the ability to touch people’s lives with the Gospel message. God does this through individuals like you and me. God given capacity is made up of two parts. One part is natural ability and the other part is Spiritual Gifts.

Natural Ability — the tools God uses to glorify Him

The natural ability covers the scope of our intellect and physical prowess. We may be a great mathematical thinker, superior at throwing a ball or a technically skilled musician. From the first day we are born we discover things that we are good at doing. We enjoy the success we have at doing them. And because we enjoy these activities we continue to practice, study and learn about these things. Eventually it becomes a part of our identity. Our Natural ability is the tool by which God can work through us to effect His Kingdom. As a worship leader your tool is music.

Spiritual Gifts — the method He uses to execute His purpose

The day you received Christ into you life as Savior you not only received the awesome gift of salvation, you also received Spiritual Gifts. Every Christian has at least one. The gift He gives you can be small or it can be grand, a gift none the less. Whatever the amount is unimportant, what is important is that you use your spiritual gifts to its fullest potential. Be thankful for the Spiritual Gifts you have.

Now some will debate whether music is a gift. I tend to believe that music is a tool rather than a gift. You are able to take our Spiritual Gift and apply it to music. If you are a teacher - use music to teach. If you are an evangelist - then use music the evangelize.

The best way to learn about spiritual gifts is by reading the Bible. Reading and learning should be helpful in the discovery of your spiritual gifts. First read the following bible verses:

Romans 12:4-8
1 Corinthians 12:4-11
1 Corinthians 12:27-30
Ephesians 4:7-12
1 Peter 4:7-11

Each of these verses categorizes each gift that makes up the Church body. Each one is important.

God Given Responsibility

Matthew 25:13-29 Tells is a story about a man who gave his servant each a talent according to their individual ability. Two out of the three invested their talent and it grew. The third one who happened to have the smallest portion did nothing with his talent. This did not please the man in the story. What I glean from this is that we are responsible to take what God gives us in talent and use it.

Responsibility is about stewardship. Stewardship is the effective management of the resources that God gives us. It is a matter of “taking care of business” for the Kingdom. In the kingdom of God you have no rights. That’s the opposite of our society today. We are led to believe that our rights are paramount in everything. But, in reality God has given us worship leaders a responsibility. The Bible makes it clear that we are to be “Doers of the Word”. Responsibility requires commitment to do what God has called you to do.

We can look at the parable of the talents and see that God requires us to be responsible steward of what He has given us. The main lesson here is that you must take what God has given you and make it profitable for Him. Otherwise there will be severe consequences. You have spiritual gifts and natural abilities. Now it’s time to take those gifts and use them for God purpose. Of course, nothing is done in a vacuum. Therefore you must take responsibility for your action. Both good and bad.

To serve a specific group of people

John 13:13-15 So after he had washed their feet, and had taken his garments, and was set down again, he said unto them, Know ye what I have done to you? Ye call me Master and Lord: and ye say well; for so I am. If I then, your Lord and Master, have washed your feet; ye also ought to wash one another’s feet. For I have given you an example, that ye should do as I have done to you.

Jesus was the perfect example of a servant. He washed the feet of the disciples. This was a radical move on the part of Jesus. The lowest person on the social scale did the washing of feet. It was Jesus who came to serve us. And by His example we are to serve others.

Look around you - Who do you see? People! At least I hope that your church has some people in it. This is your specific group of people. God in His wisdom and Glory placed you in the exact spot that He chose for you to minister.

Now we can examine the people a little closer. There are big one and small ones - There are young ones and old ones - There are men and there are women. People come in all shapes and sizes.

Moses was called by God to serve a specific group of people. He took the Israelites out of Egypt and delivered them to the Promised Land. As you know there were a few snags along the way that caused these people to wander in the desert for forty years. But, these were the exact people that Moses was created to serve.

As a worship leader in your church, you have a responsibility to serve that group of people for the season of time God keeps you there. Spiritual Leaders are servants to those around them. Jesus was the perfect example of this.

Directing this group of people toward God’s Purpose

Help people become effective tools for the Kingdom - do these three things…

1. Help them to Discover their place in the Body of Christ

2. Help Them Develop spiritually

3. Help them Deploy their place in the church.

Three things to remember…
Discover -> Develop -> Deploy
Once you know your team member’s individual Spiritual Gifts it is your responsibility to help nurture those gifts. Discipleship is key in the development phase.

Nothing is worse than unrealized talent. Or talent that is wasted sitting on the shelf. Therefore it is vital that each person deploy. That is “go into all the world.” You see someone with a calling on their life; you do a disservice to the church by hindering the execution of that part.

To Bring Glory to God

The ultimate Goal it to bring Glory to God. As musician it is tempting to pursue ego gratification. Your performance in judged not by how well you did - It’s based on how well you related to God and His purpose. The object of your worship is God. It is our job to take our Gifts and Talents and use them to give God glory.

There are entertainers and there are worship leaders. Each one has a different objective. An entertain often times bring glory to themselves. And music is entertaining. Yet it is also a tool used by God to be used by the Church to worship Him. There is a distinct dividing line between doing something by our own strength or allowing God to do it.

You bring glory to God when you die to self and serve the people with song. You bring glory to God when the people are able to focus on their Creator and Savior. In many respects you are a tour guide. Helping people to have an intimate relationship.

Is Sirius Radio for You?

Sirius Satellite Radio does have some great features. It offers more than 125 commercial-free channels, including 65 devoted to music. Plus, you can continue to listen to the same channels no matter where you are - even as you move from city to city and state to state.

Sirius radio is also a sports lovers dream with channels devoted to all major sports with constant sports talk, game broadcasts, news and score updates. For example, Sirius broadcasts all games of all NFL teams, including the playoffs and the Super Bowl. Sirius also broadcasts more than 1,000 NBA games, as many as 40 NHL games per week, college football and bowl games college basketball, and even English Soccer! While Howard Stern is getting the big buzz right, Sirius also has celebrity-anchored channels with Martha Stewart, Jimmy Buffet and Eminem. In short ,whether your interest is the NFL, hip-hop, Christian music, E! Entertainment, or comedy, Sirius has something for you.

What you need to hear Sirius

There are three things you need to get Sirius satellite radio - a subscription, a receiver and an antenna. You can choose a receiver for you car, your home or both. You can find these receivers at just about any electronics retailer such as Best Buy and Circuit City, as well as online at Crutchfield.com, Amazon.com, and TechforLess. The price of these receivers vary all over the place. Some are Sirius ready, meaning that they play through your car radio’s CD or cassette player, while others are Sirius portable and can be moved from the car to your home.

A subscription to Sirius currently costs $12.95 per month or about $155 a year.

The downside

There are a few things to consider before buying a Sirius radio. For one thing, it’s never local. In other words, you will never hear local weather, local sports updates, local talk radio or local traffic conditions.

Second, you need to consider how much time you spend in your care. If you spend 3 to 4 hours per day driving around, Sirius might be worth the cost. However, if you’re in your car only an hour or less a day, you might not want to spend $155 a year to hear commercial-free music, etc.

Finally, there is no guarantee that those commercial-free channels will stay commercial free forever. Sirius continues to lose money as a subscription-based service, and may eventually have to start charging extra for some of its more popular channels.

In the meantime, if you’d like to experience Sirius radio, you can try it free online - just go to http://www.sirius.com and click on Free Online Trial.

How to Turn Nothing Into Something

Excerpted from the Jim Rohn Weekend Seminar-Excelling in the New Millennium)

Have you ever wondered how to turn nothing into something?

First, in order to turn nothing into something, you’ve got to start with some ideas and imagination.

Now, it might be hard to call ideas and imagination nothing; but how tangible are those ideas? That is a bit of a mystery. I don’t believe that ideas that can be turned into a hotel, ideas that can be turned into an enterprise, ideas that can be turned into a new vaccine or ideas that can be turned into some miracle product, should be called nothing. But tangibly, you have nothing.

Interesting! Think of it, ideas that become so powerful in your mind and in your consciousness that they seem real to you even before they become tangible. Imagination that is so strong, you can actually see it.

When I built my first home for my family in Idaho all those years ago, before I started construction, I would take my friends and associates out to the vacant property and give them a tour of the house. Is that possible? Is it possible to take someone on a tour through an imaginary house? And the answer is, “Yes, of course.” “Here is the 3 car garage,” I used to say, and my friends would look and say, “Yes, this garage will hold 3 cars.” I could really make it “live”. I would take them on a tour throughout the house… “Here is the fireplace, and look, this side is brick and the other side is stone.” I could make it so real… “Follow me through the rest of the house. Take a look through the picture window here in the kitchen, isn’t the view great?” One day, I made the house so real that one of my friends bumped his elbow on the fireplace. I mean, it was that real.

So, the first step of turning nothing into something is to imagine the possibilities. Imagine All of the possibilities. One of the reasons for seminars, sermons, lyrics from songs and testimonials of others is to give us an idea of the possibilities; to help us imagine and to see the potential.

Now here is the second step for turning nothing into something, you must Believe that what you imagine Is possible for you. Testimonials like, “If I can do it, you can do it.” often become a support to our belief. And we start believing. First we imagine it’s possible. Second, we start to believe that what’s possible is possible for us.

We might also believe because of our own testimonial. Here is what your testimonial might say, “If I did it once, I can do it again. If it happened for me before, it could very well happen again.” So we believe not only the testimonials of others who say, “If I can do it, you can do it. If I can change, you can change. If I can start with nothing, you can start with nothing. If I can turn it all around, you can turn it all around.” Then we also have the support of our own testimonial, if we’ve accomplished something before. “If we did it once, we can do it again. If we did it last year, we can do it this year.” So those two things together are very powerful. Now, we do not have actual substance yet, although it is very close.

Again, step one is to imagine the possibilities. Step two is to imagine that what is possible is possible for you. Here is what we call step two - faith to believe. In fact, one writer said this, “Faith is substance.” An interesting word, “substance”, the powerful ability to believe in the possibilities that are possible for you. If you have faith to believe… that faith is substance, substance meaning “a piece of the real.” Now it’s not “the real”, it’s not this podium, but it is so powerful that it is very close to being real and so the writer said, “The faith is a piece of, the substance of”. He then goes on to call it evidence, substance and evidence. It is difficult to call substance and evidence “nothing”. It is nothing in the sense that it cannot be seen except with the inner eye. You can’t get a hold of it because it isn’t Yet tangible. But it is possible to turn nothing, especially ideas and imaginations, into something if you believe that it is now possible for you. That substance and evidence becomes so powerful that it can now be turned into reality.

So the first step is to imagine what is possible, the second is to have the faith to believe that what is possible is possible for you. And now the third step is to that you go to work to make it real. You go to work to make it a hotel. You go to work to make it an enterprise. You go to work and make it good health. You go to work and make it an association. You go to work and make it a good marriage. You go to work and make it a movement; you make it tangible. You make it viable. You breathe life into it and then you construct it. That is such a unique and powerful ability for all of us human beings. Put this to work and start the miracle process today!

To Your Success,
Jim Rohn

3 Reasons To Refinance Your Car Loan

Most people know that they can refinance their house, but fewer know that it’s possible to refinance a car loan, too! It’s become extremely popular in recent years. And it might seem like a silly idea, since most car loan terms are short–typically three to five years. However, it can be a good idea, since:

IT MAY LOWER YOUR INTEREST RATE

If you got your car loan when rates were high, you may be able to get a lower rate now. Or perhaps, when you first obtained your car loan, your credit was less-than-perfect. If you’ve managed to improve your credit score over the past year or so, you may now qualify for the lower rate. And a lower interest rate means less cost to you over time. Even dropping your rate by 1-2% can mean significant savings over the life of your loan.

Student Loan - The Basic Facts

There are a lot of different ways of funding your way through college. You might be one of those students lucky enough to have a full scholarship. You may also have rich or generous parents who are willing or able to pay the bills.

However, many students are not so lucky. Most of the above funding sources will only pay part of the bill, not the total. And even if you can get all your tuition paid, you still have to come up with the money for rent, books, entertainment and other living expenses.

Employment

You may be able to get a job. This is a good idea for all students, but it is not always easy to do so. Some colleges are located far from towns with employment opportunities. Sometimes employers are reluctant to hire students as they usually cannot commit to full time work and will likely not be around during holidays. If you do manage to get a job, it will probably not be the highest paying job in the world, and you shouldn’t work more than part time. Remember that your main aim during your college years is to get the best grades you can, and working 40 hours a week just to pay your tuition would be self-defeating.

Loans

So that means that for many students, the only method of paying for college that will be available to them is to take out student loans. Going into debt is always a commitment, and it can be especially stressful before you have even started working and aren’t certain how you will pay back the loans. Student loans however, have a number of advantages over regular loans. First of all the rates and terms are more lenient. Student loans are likely to be at a much lower interest rate than most loans that will be available on the market for other purposes. They will also give you plenty of time to get on your feet and find a job after you finish your studies. This means they are not going to be due immediately after graduating.

Repayment periods on student loans are probably the fairest and most patient you’ll ever get in your life. These rates and terms reflect the faith that lenders put in today’s students. They know that ultimately, college is a good investment and most graduates will be able to pay back their debts if they are just given the time.

Which Loan To Use?

Need to borrow some money then a personal loan maybe for you, most people take a personal loan for home improvements, to purchase a car and holidays. Loans are very simple you borrow a sum of money and pay it back over a period of time say anywhere between 6months to 10 years.

Interest rates on a personal loan are usually at a fixed rate for the lifetime of the loan, this is great, as you know your repayment every month. In the past most people went to their bank for loans, but know the competition is really heating up. The Internet offers some great deals; also have a look in the newspapers and on TV. There has never been a better time to pick up a personal loan, as all the lenders are looking for your business.

There are two different types of loans!

Secured - this loan is usually secured by your home which means if you fail to make the repayments, you could lose your home. On the up side secured loans do offer cheaper interest rates, if you decide to take a secured loan please make doubly sure you can afford your repayments.

Unsecured - this loan means your home is safe if you fail to pay back your loan, you’ll find it hard to get any more credit, as your credit rating would be poor. Interest rates are usually higher with an unsecured loan as the lender is taking a higher risk in getting their money back.

Loans are much like mortgages it’s the interest that you’re paying back at the start, the loan is paid further down the line. One thing to watch out for is if you pay off your loan earlier than agreed you could face penalties. You could be asked to pay back the interest for two or three months, not all companies charge this so best check.

Most loan companies will offer you PPI (payment protection insurance) they will tell you that you need it, and that if you’re off sick, have an accident or become unemployed they will help to pay your repayments. This is not always the case so please check with your lender as you could end up costing yourself a lot of money, and get nothing back if the unthinkable happened.

So secured or unsecured personal loans which one is best! The two of them really as it all depends on your circumstances. Secured - you put your home at risk if you fail to keep up the repayments, but the interest rates are much cheaper. Unsecured - you’ll get a bad credit rating if you fail to keep up the repayments, but the interest rates are much higher.

One other thing to remember with regard to a secured loan is that it is as it says, secured, and if you do not keep up repayments you could lose your home. Your home is normally used as collateral against a secured home.
